Terms for builders
Last updated 21 October 2026 · DRAFT, not yet reviewed
In short: a monthly plan for your business, with a set number of letters a month. We post your letter to new planning applications for the work you do, within the distance you travel. Each application goes to one builder; where other builders cover the same area, applications are shared out in turn. Unused letters roll over for one month. Cancel any time; your plan runs to the end of the paid month.
1. Who these terms are between
You, the business buying the plan, and Connor Neary, trading as PlanPigeon (Office 2130, 92 Castle Street, Belfast, BT1 1HE, hello@planpigeon.co.uk). The plan is for business use only. By buying it you confirm you're acting for your business, not as a consumer.
2. What you get
- Your area. The types of work you choose, within the distance you choose (5, 10 or 15 miles of your postcode). You can change both from your account. Your area isn't exclusive: other builders may cover some of the same streets.
- Letters. The number of letters a month on your plan (Starter: 10 letters a month for £19; Standard: 25 letters a month for £39), posted the next working day after we find a new homeowner planning application in your area, newest first. Each application goes to one builder. If an application you wrote to is approved, we post a short second letter from you congratulating the homeowner (it uses one of your letters, and you can turn it off in your account). Where several builders cover an application, we share applications between them in turn, favouring whoever has the most of their month's letters left. Letters you don't use in a month roll over to the next month only (so you never have more than two months' worth). We only send a letter when there's a matching application, so in a quiet month you may not use them all.
- Replies. Homeowner replies through your letter's code are emailed to you straight away.
We choose which applications get letters using the rules described on our website (for example, we skip developers, refused applications and work already built). We can't promise any number of applications, replies or jobs: that depends on your area and your business.
3. Your letter and your conduct
- You approve your letter before anything is sent and are responsible for what it says about your business. It must be true: no false claims about experience, accreditations, guarantees or prices.
- You must hold any insurance and registrations your work needs.
- Use homeowners' reply details only to contact them about the job they asked about. Don't add them to marketing lists, sell them or share them.
- We may pause your letters if we receive complaints suggesting misleading claims or misuse of replies.
4. Payment
The plan is paid monthly in advance by card through Stripe, at the price shown when you bought it.
Founder offer. While places last (the website shows how many are left), new plans get 50% off their first three monthly payments, applied automatically at payment. After that the normal price applies. It's one per business, can't be exchanged for cash, and ends early if you cancel. We may ask for your honest feedback; giving it is up to you, and we'll only quote you publicly with your permission.
We'll give you at least 30 days' notice of any price change. If a payment fails, letters stop until it's paid; if it stays unpaid, the plan ends.
5. Cancelling
Cancel any time from your account. Your plan runs to the end of the month you've paid for, and any letters left then lapse. We don't refund part months. We may end the plan with 30 days' notice, or straight away for a serious breach of these terms, refunding any unused paid period in the first case.
6. Liability
We'll provide the service with reasonable care and skill. We're not responsible for delays or losses caused by the postal service, planning data being late or incomplete, or events outside our control. Our total liability to you in any 12 months is limited to the fees you paid in that period. Nothing here limits liability that can't be limited by law.
7. Data protection
We are the controller of the planning data and of letter records, and we handle homeowners' rights, including the do-not-mail list. When we pass you a reply, you become a controller of those details and must follow UK data protection law. See our privacy notice.
8. General
These terms are governed by the law of England and Wales. If any part is found unenforceable, the rest still applies. We may update these terms with 30 days' notice by email.
